GITC offers the following services to our valued customers:

• New Constructions Services: provided in connection with new construction, this service provides for the review of subdivision plats, mechanic lien examinations and construction loan escrows; multiple lot subdivisions for builders and developers are also handled.

• Condominium services: provides for the review of the declaration of condominium for compliance, review of the plat of condominium and construction or other escrow services.

• Flood certifications and census tract determinations.

• Special accommodation services, recording services, public record search services provided by the Special Services Team (SST).

• Chicago Water Payment Service in which GIT is authorized to collect and certify water bill payments to the City of Chicago.

• Agency closing services: escrows on residential transactions handled by GIT pursuant to blanket escrow agreements with particular lenders are available in GIT offices or in outside locations for buy-sell, refinance or second mortgage transactions.

• Commercial deed and money escrows: provides disbursement services on transactions involving commercial or industrial properties.
• Lenders construction escrow: provides disbursement services, mechanic lien waiver examination and interim certification to the lenders.
• Owner's construction escrow: provides disbursement services, mechanic lien waiver examinations with or without interim mechanic lien coverage.
• Home equity line of credit title insurance commitments covering revolving line of credit loans offered by financial institutions.
• RTS Search products: Prime, Prime + 1, Prime + 2: ownership, tax and judgment searches provided to all customer groups for information purposes only; there is no liability or insurance offered.
• Land surveys: offered through a subsidiary, Greater Illinois Survey Company (GISC), provides land surveys prepared by a certified and licensed Illinois Professional Land Surveyor for title insurance customers and others
